  TERMS & CONDITIONS

Terms & Conditions - applicable to Direct Online Payment / Deposit / Reservation / Booking: (Specifications subject to change without prior notice, and subject to Management's Discretion)

1) Bookings are subject to availability, acceptance and our Terms & Conditions.

2) Bookings through the Christmas or New Year period, generally bookings of 5 Nights or more are given higher booking priority.

3) For stays of upto 21 Nights, full payment required, for 22 or more Nights, a 50% only deposit is charged and the balance payable "on", or "before", arrival, for the reserved period.

4) All Transportation Services, are INCLUSIVE of Road Tolls & Parking Fees unless specified otherwise.

5) Transportation Services, Waiting Time, in excess of 90 minutes over E.T.A., is subject to waiting charges as applicable. Rescheduling will be allowed if possible. It is the guest's responsibility to proceed to the meeting point as directed, and ring the provided Emergency Numbers, if necessary.

6) Transportation Services are invoiced in full.
A Cancellation charge of 15% (plus any relevant Bank / Currency Charges) will apply, given a minimum of 15 days notice prior to booked arrival date.
Or a Cancellation charge of 35% (plus any relevant Bank / Currency Charges) will apply, given a minimum of 14 days notice (but not less than 8 days) prior to booked arrival date.
Or a Cancellation charge of 65% (plus any relevant Bank / Currency Charges) will apply, given a minimum of 7 days notice (but not less than 5 days) prior to booked arrival date.
Or a Cancellation charge of 100% will apply, for cancellations received less than 5 days prior to booked arrival date.

7) Room / Suite Cancellation:
A Cancellation charge of 15% (plus any relevant Bank / Currency Charges) will apply on the fully booked period, given a minimum of 60 days notice prior to booked arrival date.
Or a Cancellation charge of 25% (plus any relevant Bank / Currency Charges) will apply on the fully booked period, given a minimum of 59 days notice (but not less than 30 days) prior to booked arrival date.
Or a Cancellation charge of 35% (plus any relevant Bank / Currency Charges) will apply on the fully booked period, given a minimum of 29 days notice (but not less than 15 days) prior to booked arrival date.
Or a Cancellation charge of 55% (plus any relevant Bank / Currency Charges) will apply on the fully booked period, given a minimum of 14 days notice (but not less than 7 days) prior to booked arrival date.
Or a Cancellation charge of 75% (plus any relevant Bank / Currency Charges) will apply on the fully booked period, given a minimum of 6 days notice (but not less than 3 days) prior to booked arrival date.
Or a Cancellation charge of 85% (plus any relevant Bank / Currency Charges) will apply on the fully booked period, given a minimum of 2 days notice (but not less than 1 day) prior to booked arrival date.
Or a Cancellation charge of 100% (plus any relevant Bank / Currency Charges) will apply on the fully booked period, given a minimum of 1 day notice prior to booked arrival date.

8) Room / Suite Cancellation during Christmas & New Year period:
Christmas & New Year Reservations or part thereof, (20th Dec until the 10th Jan), paid deposits are non-refundable, but 40%, (less any relevant Bank / Currency Charges), on Room Deposit Only may be carried forward against future Reservations, at the sole discretion of The Hotel Management, if it is felt that there are extenuating circumstances to warrant.

9) "No-Show" OR Cancellation on Arrival Day - No Refund, a 100% Cancellation charge will apply (exceptional circumstances may be reviewed).

10) "Early Check-Out" - 50% refund, less any relevant Bank / Currency Charges will apply on the remaining period, (at least 72 Hours prior notice required and subject to Clause No. 8 "Cancellation during Christmas & New Year period").

11) Changes of dates, or duration, (where available / allowable, only) a re-booking fee of THB 1,000 will apply for notification within 7 days before the booked arrival date. 8 or more days prior notice of arrival, No Charge, 100% carried forward, less any relevant Bank / Currency Charges, only (one time only and, subject to Clause No. 8 "Cancellation during Christmas & New Year period"). All new dates are subject to availability, and such monetary refunds would be subject to the Cancellation Clauses.

12) A Security Deposit of THB 2,000 in cash per Room/Suite per stay is required at the time of Check-In and will be returned at the time of Check-Out (less any expenses/damages, if any).

13) Please see "Room / Suite Occupancy" under "Freelancers / Joiners", for accommodation policy. Rooms / Suites are non-transferable to another party unless previously agreed in writing.

14) Individual Rooms / Suites may vary in specification within any Room / Suite Category and such category should be viewed for guidance, only, within its entirety. Whereas we will always endeavour to secure particular Room Number / Room Type, we reserve the right to amend as the availability dictates.

15) Any Special Offers / Promotions may not be extended or carried forward towards a new booking without the written consent of The Hotel Management.

16) Terms & Conditions are at the sole discretion of The Hotel Management and will be viewed on an individual basis, allowing for exceptional circumstances, - we will endeavour to cater individual needs and changed circumstances / reservations.
